Fed Announces 1.25 Trillion Dollar Repurchase of LongTerm Bonds!

The fed today announced that it intends to launch a major repurchasing of the Long Term Bonds that is expected to hit 1.25 Trillion Dollars. As a result this will drive rates down. This signals the bottom to us. If you plan to buy NOW is the time. Don't wait to get approved for financing Experts expect back logs will quickly be created by refi's as the rates FALL.
 
1. Turn times on the loans is about to double or triple, So dont lock a loan thinking that its going to close in 10 days, that will not happen. There will be massive congestion as a result of Refinances.
 
2. Watch out for the large players in the market, the Countrywides and the Wells Fargos, After the fiasco with AIG over the last 48 hours is creating a temperment in Congress of stopping the bailouts. Countrywide is part of Bank of America, and BOA paid out Bonuses, they will be next. Cwide is losing a millions per day, so the Taxpayer will not go for it long.

Tax Credit For First Time Home Buyers

While all of us in the real estate industry were hoping for  more incentives to be offered to home buyers in the massive spending and stimulus bill that passed the senate this week we did get one thing. If nothing else, the once Temporay $7,500 Tax Credit that was offer in last year housing rescue bill has now been increased to an $8,000 tax credit and does not have to be repaid. Yeah! First Time Home buyers should find this useful in off setting things like closing costs and down payments.

So let's bring this down our level... Buy a home / condo you purchase in Franklin, Spring Hill, Nashville or Brentwood Tennessee under $125,000 would mean when you file your taxes next year you would for all intensive purposes see all that money come back as a TAX CREDIT! Keep in mind this only affects first time home buyers.

We are expecting January's Stats inby Monday. However, By all accounts January appears to have some promising data for us. For the past few month's we have anticipatesd that 2009 would be our turn around year for Brentwood and Franklin TN home sales.

Mortgage Rate Advisory For Thursday January 29th 2009

This mornings bond market opens down 8/32 which is expected to push mortgage rates higher aproximately .125 to .250 higher than Wednesday's revised rates. For the buyer this should translate to a rise of .500 of a discount point Wednesday morning's rates.

With forth the quarter GDP report due out tomorrow most analysts are expecting a significant drop of 5.4% which will be the largest drop in 26 years.

So here's the botttom line: For buyers expecting to close a loan within the next 7 days it may be wise to go ahead and lock your rate. if you are planning to close a loan more the 8 days out consider floating the rate.
